GeoLokal Manual
How to OCR a title, compute closure, draft a deed, and ship survey returns — end-to-end walkthroughs, keyboard shortcuts, and answers to the questions we hear most.
32 of 32 sections shown
Getting Started
GeoLokal turns a Philippine land title into computed coordinates, closure, area, DXF plans and ready-to-file LRA / LMB / DENR survey returns. This manual walks you through every module from upload to final bundle.
The 60-second overview
- Sign in with your email (tier login) or Google OAuth. Super-admins have a dedicated password login at /admin/login.
- Upload a TCT / CCT PDF or snap the title pages with your phone.
- Review the OCR-extracted bearings, distances, tie line and header (lot number, claimant, municipality).
- Compute closure — the solver enforces the configured cadastral tolerances for bearings and distances.
- Export a DXF, CSV, KML, GeoJSON, Shapefile, Survey Returns ZIP, or draft a deed — all from the same lot record.
The left rail at a glance
Everything in GeoLokal is one click away from the collapsible left rail. Analyzer sits at the top, with Atlas, Survey Returns, Sketch Plan, DXF Editor, Deeds, Vault, Workspace and your Admin pages beneath.
Signing In & Account Types
GeoLokal supports three sign-in paths, each landing on a different cookie-based session.
Tier Login (end users)
- Open /login — you'll see 5 tier badge cards (Free, Advance, Real Estate Pro, Geodetic Engineer, Enterprise).
- Enter your email + password; the login endpoint rate-limits to 10/min + 40/hr per IP.
- On success a httpOnly session cookie is set and you land on your Workspace.
Google OAuth
First-time Google sign-up auto-provisions a Free-tier account. Subsequent logins restore your tier and modules exactly as they were.
Super-Admin Password Login
Super-admins (listed in the ADMIN_EMAILS env var) sign in via /admin/login with the password set in ADMIN_PASSWORD. The admin cookie unlocks the Admin Dashboard and all /admin/* pages.
Lot Analyzer (OCR + Math)
The Analyzer is where every lot starts. Upload a TCT / CCT PDF or snap photos of the title; GeoLokal OCRs the bearings, distances, tie line and header, computes the lot points, perimeter, area and closure ratio, and lets you export every downstream format.
The flow
- Open the Analyzer from the left rail.
- Drop a PDF or up to 8 photographed title pages — the OCR runs in the background.
- Review the extracted bearings table; red cells mean the OCR is unsure — click to correct and the fix feeds back into the training pipeline.
- Press Compute Closure. The solver enforces the configured cadastral tolerances for bearings and distances.
- Save the lot — valuation, location, and OCR header are persisted together.
- Export: DXF, Bare DXF, CSV, KML, GeoJSON, Shapefile, Survey Report PDF, or push straight into Survey Returns.
Property Valuation Card (Iter866-867)
After the OCR locates your lot, the Analyzer auto-fetches the BIR zonal value for the barangay and computes a market range using the regional multiplier table. The low / mid / high estimate shows directly in the right-hand Property Valuation card.
- Confirm the auto-detected zonal classification (RR, CR, AG) — tap to override if the OCR picked the wrong one.
- Enter your own market_value if you have a comparable sale; it's saved alongside the zonal estimate.
- On Save, both market_value and zonal_total are persisted on the lot so the Atlas value overlay can colour by them without re-querying.
OCR → Survey Returns Shortcut (Iter859)
Once the OCR + closure look right, click "Start Survey Returns from this title" at the top of the Analyzer. Survey Returns opens pre-filled with the lot's header (plan name, lot number, claimant, municipality, province) and geometry — no re-upload required.
Export formats
- DXF (bare boundary) — polygon LINE elements only, no metadata.
- DXF (fully-labelled) — polygon + corner numbers + bearings + LDC table.
- CSV — one row per leg (station, bearing, distance, northing, easting).
- KML — WGS84 polygon ready for Google Earth.
- GeoJSON + Shapefile — PRS92 / WGS84, ready for QGIS / ArcGIS.
- Survey Returns bundle — the full LRA / LMB / DENR ZIP (see Survey Returns section).
Location preview
The right-hand column shows a Leaflet preview centred on the lot. If a tie point (BLLM or private monument) is far away, the Analyzer flags it as an outlier and excludes it from the centroid so the preview doesn't drift kilometres away. Pick a Zone (PRS92 I–V) from the dropdown if the title doesn't declare one.
Overlap Resolver
When two lots share a common boundary but their bearings disagree by a few centimetres, the Overlap Resolver snaps shared vertices to a single mediated point — preventing sliver polygons in Survey Returns and Consolidation.
- Analyze both lots individually.
- Open Analyzer → Overlap Resolver.
- Pick the two lots — the app highlights the disputed edge.
- Accept the mediated vertex, drag a custom snap point, or lock one lot's version as canonical.
- The snap is saved on both lots so every downstream export inherits it.
Multi-Folder Viewer
Load multiple lot folders side-by-side on a single Leaflet canvas — perfect for comparing a proposed subdivision against nearby cadastral lots or verifying a road-widening claim.
- Open Multi-Folder Viewer from the left rail (route /viewer).
- Add each folder from your Workspace — each lot is colour-coded.
- Toggle layer visibility, opacity and label visibility per folder.
- Export the current view as PNG or copy the shareable URL.
Consolidation & Subdivision
Consolidation merges multiple parent-lot boundaries into a single polygon, then optionally re-splits them into evenly-partitioned children. Use it when a client is buying up neighbouring lots and wants a single title, or when a subdivision needs child lots of specific target areas.
- Open Consolidation from the left rail.
- Add each parent lot from your Analyzer history, or paste bearing/distance tables directly.
- Preview the merged polygon — the app flags overlaps and gaps.
- Optionally define child-lot target areas and run auto-subdivision.
- Export the consolidated DXF or hand it to Survey Returns to generate the returns bundle.
History & My Works
Every lot you analyze, every bundle you generate and every deed you draft is persisted on your account. The History page lists them chronologically; My Works groups them by project / folder for team review.
- Open History for a chronological feed of all generated artefacts.
- Open My Works to see them grouped by project, folder, or org.
- Click any row to re-open the record, re-export, or hand it off to Survey Returns / Consolidation.
- Use the filter chips (province, municipality, date range) to narrow the list.
Tie Points & BLLM Registry
GeoLokal ships a curated registry of BLLM monuments and private tie points covering Laguna, Batangas and parts of Cotabato. The Tie Points page lets you search, map and use any point as a reference for the Analyzer or Survey Returns.
- Open Tie Points from the left rail.
- Filter by province / municipality or search by point reference (e.g. BLLM-1, PLS 395).
- Click a point to see its PRS92 and WGS84 coordinates, map pin, source batch and audit history.
- Hit 'Use in Analyzer' to pre-fill the tie point in a new session.
GeoLokal Land Atlas
Browse the curated municipal lot database and search by CAD / PSD number, lot number, plan name or owner. Currently covers 21,591+ lots across San Pablo City Laguna, select Batangas municipalities and Alamada Cotabato — with new municipalities added via Admin → Zonal Uploader.
- Filter by Province → Municipality → Barangay.
- Type in the search bar to fuzzy-match lot #, plan #, owner name.
- Click a marker on the map to inspect the metes-and-bounds record.
- Lasso-select multiple lots to export a bulk DXF / KML.
Value Overlay (Iter868)
Flip the "Colour by value" toggle in the Layers panel to repaint every visible polygon by estimated ₱ value. The 5-step viridis ramp (deep blue → cyan → yellow → orange → red) is quantile-bucketed across whichever lots are currently in the viewport, so the top red polygon is always your highest-value lot right now — zoom in and the ramp re-fits automatically.
- Open the Layers panel on the right of the Atlas.
- Tick Colour by value — the field picker appears underneath.
- Pick Market (High), Market (Low), or Zonal Total to switch the ramp basis.
- Legend at the bottom of the panel shows the current ₱ min and ₱ max.
- Click any coloured polygon — the popup now shows the exact ₱ figure for the chosen field.
My Plottings layer
Every lot you save from the Analyzer (with its persisted market_value / zonal_value) renders as a cyan dashed polygon on the Atlas. Click a plotting → "Open in Analyzer" to jump back into the computed record.
Survey Returns Bundle
Upload a DXF drawing of a subdivided parent lot and the app extracts every child lot, generates the LRA + LMB + DENR forms, renders the DXF plan, and packages a single ZIP — ready for filing.
The flow
- Open Survey Returns from the left rail.
- Upload the parent + children DXF (one file). The parser auto-detects the parent polygon vs. each child polygon.
- Fill the title-block header (plan name, GE credentials, dates, purpose, province, municipality, barangay). Fields auto-fill from your GE Profile when registered.
- Edit the Plan Notes per lot — a tabbed editor exposes a Shared tab (prints on every plan) and one tab per child lot for per-lot overrides.
- Review adjoiners for the parent + each child; the app auto-detects neighbours from the Atlas and lets you edit the labels inline.
- Hit Review & Edit Plans to open the DXF Editor on the LMB + LRA plans, or Generate Bundle Directly to download the ZIP.
Region Auto-Detect + Crowd-sourced Signatories (Iter855-857)
The OCR now infers the DENR / LMB region (CAR, NCR, I–XIII, BARMM) from your province so the LRA / LMB / DENR forms stamp the correct Regional Executive Director and Chief of Survey block without you looking anything up. A sticky Region chip in the Survey Returns header shows which region was detected — click to override.
If the baked-in signatory looks stale, hit "Suggest a correction" on the signatory card. When 5 distinct users submit the same name, the override auto-promotes to the public default — you can watch the vote count climb before it flips.
What ships in the ZIP
- LRA plan DXF + LRA field notes PDFs (per lot).
- LMB plan DXF + LMB field notes PDFs (per lot).
- DENR FNC lot PDF + traverse computation sheets.
- Sketch plan DXF (LMB GSD-C-3 template; info-only, not for approval).
- GeoJSON FeatureCollection + Shapefile ZIP per lot (QGIS / ArcGIS ready).
- Per-lot technical description tables, azimuth sheets, ledger sheets.
Rules enforced by the renderer
- Corner numbers sit in the angle-bisector of each vertex so they never cross a boundary line (mother outside 3 mm paper, children inside 5 mm paper).
- Technical description tables scale with the drawing bounds (never shrink to microscopic sizes).
- Tie-line captions auto-shrink when they would overflow the table.
- Date Prepared / GE Name slots auto-shrink to prevent overlap when the OCR date is long.
Sketch Plan (LMB GSD-C-3)
The Sketch Plan renders a draft LMB GSD-C-3 Sketch Plan DXF for information / drafting purposes (never for approval). It mirrors the LMB plan's rules: adjoiners, tie-line sub-section, technical description tables and corner-number non-overlap.
- Open Sketch Plan from the left rail (route /sketch-plan).
- Upload a lot DXF or fill the form directly (lot points, header, tie point).
- Preview the sketch — adjust Plan Notes (shared with LRA/LMB).
- Download the DXF (editable in AutoCAD / BricsCAD / DWG FastView) or the one-page A3-landscape PDF.
Survey Report (PDF)
The Survey Report is a 1-click PDF that summarises a lot's bearings, distances, closure, area and GE certification — a client-friendly handover document.
- Open Survey Report from the left rail.
- Pick the lot (parent BOUNDARY or child-N) and the survey type (Original, Subdivision, Consolidation, Relocation, Verification).
- Confirm your GE credentials auto-filled from your profile.
- Download the PDF — one page, header, body, closure summary and signature block.
Deed Generator
Draft Deeds of Absolute Sale, Contracts to Sell, Extrajudicial Settlements, Special Powers of Attorney and companion affidavits — autofilled from OCR'd title data + party IDs, with due-diligence attachments bundled into a single PDF.
Autofill from a title
Click Autofill from TCT/CCT and upload a PDF or up to 8 photographed pages. The extracted title number, lot number, area and technical description drop into the form; if the OCR finds an owner name it seeds the first seller.
Autofill from an ID
Each Party row has an Autofill from ID button. Snap the front + back of a driver's license or PhilID and the app fills name, address, civil status, citizenship and ID details.
Attach due-diligence
- Tax Declaration, Lot Plan, Approved Plan, Buyer ID, Seller ID tiles accept up to 8 image pages each.
- Drag rows to reorder — the appendix follows the same sequence.
- Tap 90° / 180° to rotate a scan without re-uploading.
- Add a note per attachment (e.g. 'TD 2024-08-01') that shows on the appendix divider.
Export
Download PDF or DOCX. Toggle Include Attachments to concatenate the due-diligence pages after the deed. Signed versions can be uploaded back to the deed record for a complete audit trail.
Real Estate Docs
A catalogue of the common Philippine real-estate forms (CGT return, BIR 2000-OT, DST return, Transfer Fee calculator, Assumption of Mortgage, Disclosure of Beneficial Ownership). Each form has a guided wizard that pulls title + party data from your Deed so you don't retype anything.
- Open Real Estate Docs from the left rail (route /realestate-docs).
- Pick a form — the wizard pre-fills from the most recent Deed in your workspace.
- Review each field, add signatures / dates, and download the completed PDF.
BIR Zonal Values
Look up official BIR zonal values by RDO / province / municipality / barangay / street — essential for Capital Gains Tax computations.
- Open Zonal Values from the left rail (route /zonal-values).
- Filter by RDO or search by barangay / street.
- Click a row to see the full schedule PDF reference.
Property Vault
The Property Vault is your permanent digital filing cabinet. Every lot lives inside a Vault with its own map, survey data, title documents and tax records — one URL you can share with a buyer, bank, or your DPO.
Create a Vault
- Open Property Vault from the left rail.
- Tap New Vault, give it a name (e.g. 'Lot 4-B San Pablo').
- Optionally attach it to a Lot record from the Analyzer so its computed coordinates auto-link.
Auto-analyze titles on upload
Drop a TCT/CCT PDF into a Vault and the Analyzer runs quietly in the background — you'll see a computed KML, closure ratio and survey report attached to the same vault without leaving the page.
Deep Tag Tax Miner
Uploaded Tax Declarations and RPT receipts are OCR-mined for tax-dec numbers, ARP, PIN, year, assessed value and dates. Extracted tags show up as searchable pills on the Vault document row.
Public share link
- Open a Vault → Share.
- Toggle Public link ON — copy the /vault/public/... URL.
- Send it to your client; they see a read-only view without login.
- Toggle it back OFF any time to revoke access.
Workspace, Orgs & Projects
Workspaces group your lots, folders and survey jobs. Orgs let you invite colleagues into a shared workspace with per-role permissions (Owner / Admin / Member / Viewer).
Create an Org
- Open Team from the left rail.
- Tap New Org, name it, and pick a plan tier.
- Invite members by email — they get an /invite/:token link.
- Assign each member to a role and specific folders.
Projects & Calendar
Inside an Org, group work into Projects (a survey job, a subdivision, a due-diligence engagement). Each Project has its own calendar for field visits, deadlines and export reminders.
Folder sharing
Project folders can be shared via /folder-invite/:token so an external reviewer (e.g. a lawyer or a bank officer) can read documents without joining your Org.
Geodetic Engineer Profile
Upload a scanned PRC ID and current PTR receipt so admin can verify your licence before you export official forms. Once verified, your name, license number and PTR appear on every generated LMB/LRA/DENR return and your firm footer auto-signs each plan.
- Open GE Profile from your account menu.
- Fill name, license number, PRC-ID issue + expiry, PTR OR number, PTR date and place of issue.
- Upload a photo of your PRC ID (front + back) and a photo of the current PTR receipt.
- Submit for review. Admins approve within 2 business days.
Billing & Plans
GeoLokal uses a 5-tier plan ladder with monthly quotas (artefacts generated per calendar month) and per-tier module entitlements.
- Free2 artefacts / month — Analyzer, watermarked outputs
- Advance5 artefacts / month — adds exports (KML), Atlas, Save Lots, Project Folders
- Real Estate10 artefacts / month — adds title reconciliation, overlap resolver, overlay maps, deeds
- Geodetic Eng.20 artefacts / month — adds full DXF/SHP/GeoJSON exports, Survey Returns, sharing, consolidation
- Enterprise30 artefacts / month — adds team management, SSO, priority support
Upgrading / downgrading
- Open Billing from the account menu.
- Pick a tier card and continue to Xendit's hosted checkout.
- Confirm the payment — your plan upgrades instantly and your module entitlements refresh in the current session.
- Downgrades take effect at the end of the current billing period so your quota isn't retroactively cut.
Service Marketplace
The Service Marketplace lists verified Geodetic Engineers and Real-Estate agents in your area so a buyer or seller can commission a licensed professional directly from GeoLokal.
- Open Services from the left rail (route /services).
- Filter by profession, region or specialty.
- Click a GE / agent card to see their portfolio, verified credentials and typical rates.
- Hit Request Service — the professional gets a notification and your conversation starts inside GeoLokal.
CRS Converter
Convert points between the Philippine Reference System 1992 (PRS92, all 5 zones) and WGS84 (GPS lat/lon). Handy for verifying a BLLM monument or plotting a legacy PRS92 coordinate onto Google Maps.
- Open CRS Converter from the left rail (route /converter).
- Pick the direction (PRS92 → WGS84 or WGS84 → PRS92).
- Enter the coordinate pair and the PRS92 zone (I–V) if applicable.
- Copy the result or paste directly into your DXF/GIS software.
Control Hunt (BLLM Audit Game)
A GE-only crowdsourced game where Registered Geodetic Engineers audit BLLM monuments in the field — snap a geotagged photo, submit the reading, and earn points that rank you on a live leaderboard.
Who can play
You must be a Registered Geodetic Engineer with a verified PRC + PTR on your GE Profile. Unverified accounts see a gate screen.
How to submit an audit
- Open Control Hunt from the left rail (route /audit-game).
- Tap Submit New Audit and pick a nearby BLLM from the map.
- Snap a photo of the monument (EXIF geotag required) or upload from your camera roll.
- Enter the measured northing/easting and note any damage / displacement.
- Submit — the app watermarks your photo and awards points based on accuracy vs. the reference value.

GIS Map Layers (Admin)
Super-admins can upload GeoTIFF raster layers (cadastral overlays, aerial imagery, hazard maps) that appear as toggleable base layers across the Atlas, Viewer and Vault maps.
- Sign in as a Super-admin.
- Open Admin Console → Map Layers (route /admin/map-layers).
- Tap Upload GeoTIFF and pick a .tif / .tiff file — Emergent Object Storage hosts it and rio-tiler serves tiles on demand.
- Name the layer, set default visibility and choose which modules it appears on.
- Users see the new layer in their map's layer toggle immediately.
Project Folders
Project Folders are shared containers that bundle a client's lots, DXFs, deeds and vault documents under one logical name. Share a folder with a reviewer and they see every artefact without touching your workspace.
- Open Project Folders from the left rail (route /projects).
- Create a folder; set a name, client reference and private / shared visibility.
- Add existing lots from the Analyzer or save new ones directly into the folder.
- Invite reviewers via email — they get an /folder-invite/:token link.
Beta Preview & Changelog
The Beta page (/beta) explains what "BETA" means in practice (occasional OCR drops, every export carries a disclaimer, early-adopter grandfathered pricing), and the Known Issues page (/known-issues) is a public changelog of what's broken, what shipped, and what we're working on next.
How to become a beta tester
- Open geolokal.app and click Sign In — Google OAuth or the tier login both work.
- Every new sign-up is auto-approved while AUTO_APPROVE_REGISTRATIONS is on; you land in /analyzer immediately.
- Your trial counter starts at 10 uses per feature (OCR parses, lot saves, Atlas downloads, Survey Returns bundles, DXF files).
- Hit the yellow BETA banner at the top of any page to open /beta for the full ground rules.
What beta testers get (Iter863)
- 10 uses per feature instead of the GA tier quotas.
- Full access to every module — Atlas Value Overlay, Property Valuation, Survey Returns, DXF Editor, Deeds, Vault, Workspace.
- Grandfathered beta pricing when GeoLokal flips to GA.
- Bug Reporter button always visible with session replay auto-attached.
Bug Reports & Known Issues
GeoLokal ships a built-in bug reporter so testers never need to leave the app to flag a problem. Every submission auto-attaches a Session Replay — the last 20 clicks, API calls and screen states — so engineering can reproduce the bug without a 20-message back-and-forth.
Report a bug (Iter860-862)
- Click the floating 🐛 button at the bottom-right of any page.
- Add a short note describing what you expected vs. what happened.
- The modal shows the auto-captured session trail — review and submit.
- Super-admins triage from Admin → Bug Reports (status: open / investigating / fixed).
Known Issues (public changelog)
Open /known-issues to read the running list of known limitations, in-flight fixes and recently shipped items. Super-admins curate the list from Admin → Known Issues; everything there is public.
Install on your Phone (PWA)
GeoLokal is a Progressive Web App — no app-store install required. It runs fullscreen with its own icon and web-push notifications work on iOS 16.4+ once installed.
iPhone (Safari)
- Open geolokal.app in Safari.
- Tap the Share button (square with an arrow).
- Scroll down and tap Add to Home Screen.
- Confirm the name — done. Launch the icon from your home screen.
Android (Chrome / Edge)
- Open the site in Chrome.
- Tap the three-dot menu → Install App (or the Install popup that appears in-page).
- Confirm — the icon lands on your home screen.
Push Notifications
Get pinged when a deed export finishes or a survey-returns bundle is ready — even when the browser is closed.
- Open Settings → Data Privacy.
- In the Push Notifications card tap Enable Notifications and allow the browser prompt.
- Tap Send Test to confirm delivery.
Data Privacy & Disclaimer
Every visitor is greeted with the GeoLokal Disclaimer & Data Use Notice — a consolidated policy covering both the Data Privacy Act of 2012 (RA 10173) AND the platform disclaimer (approximate map visualisations, no government affiliation, user-verification requirement).
Consent is revocable any time from Settings → Data Privacy. Your DPO controls (deletion request, correction request) live on the same page and are answered within 15 working days.

FAQ
Why can't I see certain bearings' seconds?
Titles publish bearings only to the nearest minute. We hide seconds so the diff table matches what's printed on the deed.
Why is the location map far from my lot?
The map centroid used to drift when a BLLM-monument coordinate was mistakenly fed in. The Analyzer now excludes outlier tie points from the centroid so the preview stays put.
Can I export DXF with only the boundary lines (no LDC table)?
Yes — from the Analyzer, use the Bare DXF export. Only the polygon LINE elements are written, no metadata.
Why are the corner numbers now in different positions than before?
Iter711 moved corner-number offsets onto the angle bisector of each vertex so the label stays off both adjacent boundary lines. On narrow / elongated lots this prevents the number from landing on top of a line.
The Sketch Plan DXF didn't change after my edits — why?
The Sketch Plan shares the exact same rules as the LMB plan now (iter711). If a change still isn't visible, regenerate the Survey Returns bundle; the sketch plan is re-rendered on every Generate.
How do I add a new municipality to the Atlas?
Super-admins run the shp-to-municipal-lots script from /app/backend/scripts. Contact your admin to add coverage.
What's the difference between Survey Returns and Sketch Plan?
Survey Returns renders the official LRA / LMB / DENR filing bundle. Sketch Plan renders a draft LMB GSD-C-3 Sketch Plan DXF for information / drafting only — not for approval.
Does the backend store my title PDFs?
Yes, in Emergent Object Storage, encrypted at rest. You can delete any upload at any time via Settings → Data Privacy → Delete My Data.
How does the Atlas Value Overlay compute ₱ values?
It joins each visible lot to the BIR zonal_values table by (province, municipality, barangay), multiplies zv_per_sqm by the lot's area, and then by a regional multiplier (Metro Manila 2.0-4.0×, Batangas 1.3-2.5×, Palawan 1.1-2.0×) to produce low/high market estimates. Lookups are batched per barangay so colouring thousands of polygons is cheap.
The Atlas value overlay shows no colours — why?
Either (a) the viewport has no lots with persisted valuation yet, or (b) your BIR zonal_values table doesn't cover those barangays yet. Zoom to a seeded area (e.g. San Pablo City) or ask an admin to ingest the BIR schedule for your region.
Why is the signatory name on my LMB bundle still outdated?
Hit "Suggest a correction" on the Signatory Picker card. Once 5 distinct users submit the same name, GeoLokal auto-promotes it to the public default for that region. Super-admins can also hard-set it from Admin → Signatory Directory.
What happens to my data if I decide to stop beta testing?
Everything is deletable from Settings → Data Privacy. Hit "Delete My Data" and we remove your account, uploads, lots, deeds and session trails within 15 working days (RA 10173).
Contact your admin or your Data Protection Officer via Settings → Data Privacy.
